Preparation of a comprehensive Property Report including comparable sales data.
Together, we discuss the best possible approach to securing the home.
My comprehensive report include professional property research sourced from APM PriceFinder, CoreLogic RP Data and other portals, and identifies potential risks and benefits of the property, investment potential, likely rental yield for investment purchases, previous sales history and comparable sales.
Negotiation & contract exchange
I’ll negotiate with the vendor or their agent and secure your property at the best possible price and with the most favourable terms for you.
The main advantage of having a buyer’s agent negotiate for you is that the selling agent loses the benefits of being able to pitch to you and “sell” the property to you. I speak agent-to-agent and "cut to the chase". Agents are usually “straight” when they’re dealing with a buyer’s agent.
I aim to secure the property prior to auction, but in cases where the auction goes ahead, I will do all of the registration and bidding on your behalf. Unlike most bidders in the room, I am not emotionally attached to the property and I am not rattled under pressure.
Post-purchase
Pre-settlement inspection (if requested)
I'll liaise with your conveyancer and the selling agent to ensure a smooth settlement.
Referral to a property manager and quantity surveyor (investment properties).
