Shoot through an email enquiry and we'll speak over the phone to see if we are a fit to work together.  We'll discuss your requirements and goals. and based on that discussion I'll be able to let you know if I can assist you, or if perhaps there are other buyer's agents with whom you'd be better suited.


Engagement

If we choose to work together, we'll sign the relevant paper work + make payment of the fee

Via email, phone or in-person, we'll develop a property brief for your home or investment

Property Inspections

Inspections of the properties that meet your brief and detailed inspection reports of suitable inspected properties


Property evaluation and due diligence

A comprehensive Property Report includes a property appraisal based on comparable sales data.  This assists you in determining your offer.  Reports include professional property research sourced from APM PriceFinder, RP Data and other portals, and identifies potential risks and benefits of the property, time on the market, investment potential such as rental vacancy rates, rental yield and capital growth potential (if applicable), previous sales history, comparable sales in the area and strata / water / council rates / etc.  I'll also arrange a review of the contract for sale and purchase and coordinate building and pest / strata reports as required.


Negotiation & contract exchange

Together, we'll develop a negotiation strategy that has you purchasing the right home for a great price.  I will negotiate with the vendor or vendor’s agent and secure your property at the lowest possible price and with the most favourable terms for you. 


Post Purchase

  • Pre-settlement inspection (if requested)
  • I'll liaise with your conveyancer and selling agent to ensure a smooth settlement.
  • Referral to a suitable property manager and an independent rental appraisal (investment properties) and also refer you to a quantity surveyor (investment properties) if you wish.
