Property evaluation and due diligence
When you decide which property/ies you like, I will arrange strata / building and pest reports, appraise the property and prepare a comprehensive Property Report including comparable sales data. I share my observations from multiple open homes to gauge buyer interest and vendor willingness to sell, and together, we discuss a plan for making an offer or bidding at auction.
My comprehensive report include professional property research sourced from APM PriceFinder, CoreLogic RP Data and other portals, and identifies potential risks and benefits of the property, time on the market, investment potential such as rental vacancy rates, rental yield and capital growth potential (if applicable), previous sales history, comparable sales in the area and strata / water / council rates / etc. I'll also arrange a review of the contract for sale and purchase and coordinate building and pest / strata reports as required.
Should renovation / development be your plan, I will make enquiries of the relevant Council to ensure you have everything you need to make an informed decision.
Negotiation & contract exchange
I will negotiate with the vendor or vendor’s agent and secure your property at the lowest possible price and with the most favourable terms for you.
The main advantage of having a buyer’s agent negotiate for you is that the selling agent loses the benefits of being able to pitch to you and “sell” the property to you. We speak agent-to-agent and "cut to the chase".
I aim to secure the property prior to auction, but in cases where the auction goes ahead, I will do all of the registration and bidding on your behalf. Unlike most bidders in the room, I am not emotionally attached to the property, and I am not rattled under pressure.

- I'll liaise with your conveyancer and selling agent to ensure a smooth settlement.
- Referral to a suitable property manager and an independent rental appraisal (investment properties) and also refer you to a quantity surveyor (investment properties) if you wish.
